Title insurance and hazard insurance are the best protection a homeowner can have to protect their investment.

Title insurance helps protect your home by first researching the property's history. Extensive research confirms the accuracy of your property's legal description, and searches for any liens, mortgages, easements or other encumbrances that may affect property ownership. Any defects in the title are presented to you prior to the closing of the transaction.

After this research is completed, the title company offers a title insurance policy to insure against any claims against the property not uncovered by the title search to protect you and your lender. Any defects in the title can be remedied before closing, or may be excepted from the policy's coverage.
